New Build Maintenance / Defect Inspections

If you don’t want to have a PCI by a professional, it’s certainly not to late once you move in and just before your 4 or 6mth defect liability period expires.
When you get the keys for the new build (handover) the builder will also inform you that within 4 or 6 mth (each builder may have a different time) you can complete a defects/maintenance list for them to come back and repair/fix. Usually this is your last chance to ask them to fix something including, tiles out of alignment, doors that don’t shut properly or something flapping in the wind on the roof.
At this point, we can do the full inspection of the structure as well, but by now you have been using the bathroom for several months, so we can check if there is moisture in the walls behind showers as an example.
There may also be things you have noticed which you would like the builder to look into. The report identities issues that you may not notice and, of course, within the structural roof void timber framing.
We encourage people to wait until this time as Phil will inspect the exact same things at the PCI and at the maintenance stage.
