Detecting Issues – Structural
An expert assessment of the overall condition of the property will be made by comparing it to other homes of a similar type, age, and construction method/materials used. In accordance with the Australian Standard (AS 4349.1-2007), we will report all major defects (structural defects for the REIWA contracts), potential problems or safety hazards, and timber pest.
Specifically, we thoroughly inspect the following:
- Roof Exterior
- Roof Void (Interior)
- The Site
There are too many possible problems to list, but some example defects that such an inspection would usually uncover are:
- Rotten Timbers
- Sagging Roof
- Sink Holes
- Unsafe Brickwork
- Broken Tiles/Leaking Roof
The report will clearly indicate what was checked and any defects found will be described, in plain English, and of course photos will be taken as well.
Detecting Issues – Timber Pest
We use the latest technology to reliably identify the presence of wood destroying insects such as termites and borers. We also look for wood decaying fungi. Just as important, we look for signs of water leaks, water pooling, and high moisture areas that could be rotting timbers and eventually attract insects even if not already infested.
Phil uses a variety of tools to ensure that you get an accurate report each and every time:
By tapping on frames, architraves, door jams, cabinetry, and other wooden components, an experienced inspector can detect the presence of weakened timber that may not be visible to the eye due to being painted over.
Termites, borers, and fungi thrive in high moisture areas. This device helps to detect surfaces and materials that have unexpectedly high moisture content. High moisture areas must be investigated for the presence of pests and the moisture cause must be addressed.
A thermal camera allows the inspector to see the surface temperature of materials in the house. Hot (white) spots may indicate the presence of termites, whereas cold (black) spots may indicate a water leak. As most houses in our area do not have any timber in the walls the camera is used only as required.
Our inspections meet or exceed the Australian Standard (AS 4349.3-2010 and AS 3660.2-2000) Inspection guidelines.
Prevention and Maintenance
In addition to reporting to you the presence of any wood destroying pests, moisture, and water leaks, we also will advise you how to protect your house from future termite and borer attacks. Termites can cause devastating damage that is not only expensive to repair but also severely affect the resale price of a property.
Understanding Your Report
An indecipherable report is barely better than no report at all. You must be able to understand and act on the information contained within it in order to get the maximum benefit. For that reason, we don’t just describe the problem and leave you to fend for yourself. We take the time to explain any items that you’re uncertain about and also to advise you on what kinds of repairs might be needed, what sort of tradie you should contact, and a ball park cost.
